If you’re an owner in a Compass Management Professionals-managed property looking to refinance or sell your home, we can help you get the documentation needed to facilitate the process.

STATUS LETTER

Once a contract is received by the title company (and the home or condo for sale is part of an Association), the title company will order a status letter. The status letter gives the closer a written status of how much the dues are for the property, when they are charged, current standing of payment, and the balance of any outstanding amounts the title company needs to collect at closing. This letter may contain a transfer fee (sometimes called a change of record fee) or a status letter fee charge, or sometimes both. Compass Management charges the following for a status letter;

Regular Status Letter With
48-72 Hour Business Day Turn Around:
 $200.00
Transfer Fee $100.00

Rush Status Letter With
24 Hour or Same Business Day Turn Around:
$300.00
Transfer Fee $100

In order to facilitate the status letter request,
the order must be sent to resaledocuments@compass-pm.com.

When the order is placed, please send the purchasers full name(s), email and phone number. The status letter cannot be distributed without this information.

LENDER QUESTIONNAIRE

The purpose of a lender questionnaire is to determine how financially sound an association is and what factors may affect a loan that is underwritten by the lender. These include association restrictions, special assessments, and ongoing litigation in which the community association is involved.  Please be advised, Compass Management will not distribute any documentation or answer any questions about the community without the order of a Condo Questionnaire.  Compass Management charges the following for a questionnaire;

Regular Questionnaire With
48-72 Hour Business Day Turn Around:
$300.00

Rush Questionnaire With
24 Hour Same Business Day Turn Around:
$500.00

FHA Questionnaire With
48-72 Hour Business Day Turn Around:
 $400.00

In order to facilitate the questionnaire request,
